General Rules

This is a list of the most common covenant violations. It is not the complete list. For the complete list of your responsibilities as a property owner in Sheraton Hills South, please consult the by-laws and covenants documents. If you have any questions please contact a board member.

Common Home Owner’s Covenant Violations

Fences:

Fences must be constructed of vinyl, stone, wood or brick. No chain link is permitted. No fence may exceed 6 ft in height.

Screening:

All garbage receptacles, satellite dishes, dog houses, etc. should be placed or screened to be concealed from any public road.

Parking:

  • No vehicle in excess of 7500 lbs may be parked in the neighborhood
  • All driveways must be paved and all vehicles must be parked on the paved surface or in a garage
  • Any unlicensed or disabled vehicle must be garaged
  • Boats, campers, and trailers can not be stored in front of the house and must be stored in a manner that minimizes viability from the road.

Pets:

No more than 3 dogs are allowed to reside on a lot.

Exterior Paint:

Williamsburg colors or earth tones only.

No metal awnings, porches, stoops, stairs, decks, or railings may be used on any lot.

Outbuildings, pool houses, storage sheds, etc must be constructed of the same material and quality as the home. This means that that the roofing material, siding, windows, and foundation must match that of your home.
